Drain Cleaning
Clogs cleared without tearing up your pipes.
A sink that drains slowly or a tub that holds water is usually months of grease, hair and soap building up in one spot. A gurgling toilet or water rising in a basement floor drain often means the trouble is further down the main line. We figure out which one you have before we choose a tool, so the fix matches the problem.
The goal is a fully open line, not a small hole punched through a clog that closes again next week. When a drain keeps coming back, we look for the reason, and if the pipe itself has failed we can lay new line the right way, bedded in gravel and pitched so it keeps draining.
Drain Cleaning detailsWater Heater Repair
Repair or replace so this house has hot water.
No hot water at all, water that only gets lukewarm, a tank that rumbles or leaves a puddle at its base: each of these points to a different fix. Sometimes it is one failed part. Sometimes the heater has simply reached the end of its life. We tell you which it is, honestly, with prices for both options, and you decide.
We work on traditional storage tanks and wall-mounted tankless units. When a replacement makes sense, we pipe it neatly with clearly run hot and cold lines, so anyone who opens that closet later can see exactly how it was done.
Water Heater Repair detailsLeak Detection
Find the leak before it finds the drywall.
A water bill that jumps for no reason, a brown ring spreading across a ceiling, an outdoor spigot that sprays inside the wall the first time you open it in spring. Hidden leaks do their damage quietly, and every week they run they cost more to put right.
We trace the water back to where it starts instead of guessing and opening up walls. Once the source is found we repair it properly, and where it helps we add a shut-off valve so the next problem can be stopped in seconds.
Leak Detection details"Had a pipe break over the hard winter but didn’t realize it until we turned in the outdoor spigot in spring. Guys came out within two hours, identified and fixed the problem, and came in under our estimate. They even added a shut-off valve to prevent future problems."

Emergency Plumbing
When a pipe bursts at night, someone answers.
Water coming through a ceiling does not care that it is Sunday or a holiday weekend. Our phones are open 24 hours every day except Friday, when we work from 6 AM to 2 PM, and our reviews are full of people who called around and found we were the ones who picked up.
First we help you stop the water over the phone. Then we get there, find what failed, and make a real repair rather than a patch that has you calling again next month. Heating trouble counts too, because boilers and heating lines are part of what we handle.
